
Panchkula
is the satellite town of Chandigarh, located in Northern India. This planned
city shares its borders with Chandigarh, Mohali , Ambala and Solan.
The town is witnessing large scale property development both within and on
the outskirts. Real estate development in Chandigarh and Mohali has further
fastened the urbanization process in the town.
Real Estate Scenario
The Government is planning to make this town, into a truly international
city by introducing CNG-run air conditioned buses, lane driving, pedestrian
and cycle tracks etc. Efforts are being made for making the infrastructure
more sound and also developing habitat centre, IT parks, high tech buildings
in the region.
Residential Real Estate: Different parts of the town are being
developed and being provided a modern look. There are a number of developers
who are constructing modern apartments in self-contained townships format on
the outskirts of the town.
Commercial Real Estate: The commercial realty in the town is also
experiencing a high price rise. This can be attributed to rising population
and changing lifestyles, growth in the retail sector, and infrastructural
advancement. High purchasing power of the existing population has also led
to the development of malls, high rise buildings and complexes.
Industrial Real Estate: Panchkula urban estate, Pinjore , H.M.T. and
Surajpur are prominent industrial centers in an around the town. Phase I of
the Urban estate has various sectors hosting different manufacturing units.
Sectors 1 to 19 are some of the major industrial sectors.
Though the residential and commercial sectors in the town are experiencing
a boom in real estate, the industrial real estate is growing at a slow
speed. This is because of the extra benefits being offered to Chandigarh and
certain towns and cities in the state of Himachal Pradesh.
The government is trying to tackle this situation by providing more
benefits, providing lucrative offers to industrialists and businessmen and
also to global investors.
