
Guwahati
is the largest and most important city of Assam. It is one of the beautiful
cities of Asia and considered as the gateway to the north eastern states.
According to a survey, Guwahati is among one of the rapidly emerging cities
of India. The city has witnessed unexpected rise in the population in past
few decades. With the population of 2 lakhs in 1971, the city is a million
plus city today. It is also the educational hub of north-east India having
world class institutions such as IIT.
Real Estate Scenario
The real estate market of the city is increasing at a steady rate. The
local developers are working on a number of commercial as well as
residential projects. Also several multinational companies, specially in the
banking sector, have established regional head offices in the city. The
wizards of the banking sector, ICICI, HDFC and others have their offices
along the GS road, the busiest part of the city.
Commercial Real Estate
The city has got a good commercial prospect. The retail market is the most
organized and developed sector in the city. Major food & beverage
chains, like Barista, Baskin Robbins, Cafe Coffee day have their shops in
the city and other like McDonald's are searching for large space to open
their stores. Big Bazaar, the retail section of Pantaloons is planning to
open their outlets shortly. Most of the retail developments are going on the
busy GS road. Fancy Bazaar, Pan Bazaar and Paltan Bazaar are the traditional
centers of retail markets. Ganeshguri is other such place where the
commercial activities are spreading rapidly. Some important commercial
projects in the city:
- A 56,000 sq. ft. construction of Divine Plaza is almost complete and
ready to be opened shortly in Ganeshguri.
- Vishal Megamart is operating at Paltan Bazar on 40,000 sq. ft. of
area.
- Another major shopping center, Hub, is operating at Bhangagarh on
40,000 sq. ft. of area.
- Multiplex culture is also growing in the city as a result of which a
multiplex, Dona Planet, is under construction on 0.3 mn sq. ft. of area.
- Another such project on 56,000 sq. ft. of area, Divine Plaza, is
likely to be completed shortly. These shopping malls and mega-stores are
attracting huge crowds showing good signs for the future commercial
market.
- The CBD of the city, Ulubari,and Bhangagarh, both along the GS road
are home to offices of several top MNCs and big companies.
Residential Real Estate
The premium locations of the city are packed with residential apartments
and houses. They have attained the saturation level and are unable to
fulfill the demand of rising residential needs. Due to it the residential
construction has shifted from central city to the outskirts locations.
Basistha, Beltola, Khanapara, and Zoo-Narengi Road are the alternative
destinations. Among the notable residential projects, the Guwahati
Metropolitan Development Authority (GMDA) established a games village at
Sarusajai along the NH-37. The project covers 0.78 mn. sq. ft. of built
space and comprises 700 residential units. Brahmaputra Constructions is
coming up with another large scale residential development at RG Baruah
Road, which will comprise of 150 apartments.
Future Outlook
24% urban population of Assam resides in Guwahati. The city is a major
center for the large scale migrants from the north-eastern states. The last
four-five years have seen a number of infrastructure development and
construction projects in the city. The retail market is also getting
substantial profits, which draws the attraction of a number of national
level retail corporations and international brands to open their outlets in
the Guwahati market.
