
Gandhinagar,
named after Mahatma Gandhi, is the new capital of Gujarat. It is one of the
planned cities of India. It is situated on the west bank of the river
Sabarmati. The city is considered to be the commercial and cultural heart of
the state.
The metros and other big cities in India are about to reach the saturation
level in terms of real estate developments. The prices of properties here
have gone so high that the real estate developers are searching for smaller
towns, which are yet to flourish and where the prices of lands are

From the time Gandhinagar became the capital, the city's real estate
development has shown major transformation. It is an extremely organized and

large recreational area along the side of Sabarmati provides it a lush green
garden-city environment, which entices and allures most builders to look up
to the city to build residential complexes and societies.
Gujarat is likely to become the next IT center in coming years and
Gandhinagar is likely to play an important part. The prominent companies in
the field of software, BPO, IT/ITES are lining up to open their units in the
city. The major property developers like DLF, Raheja and others are looking
to build IT parks. The demand of real estate properties is on a high and is
likely to rise in coming time.
The demand for residential property in Gandhinagar is continuously
increasing and this trend will follow for the next few years. Property
prices in the residential segments has seen a major upsurge in recent times
in Gandhinagar. The mall culture is also spreading its arm here. The rising
incomes and high end living are the factors boosting the commercial real
estate properties. The retail sector is also moving ahead.
Upcoming Projects
- Due to its proximity and good connectivity to Ahmadabad, Anand and
Vadodara the city is gaining popularity. The real estate developers are
looking to the road connecting Gandhinagar to Ahmadabad airport. Their
plan is to open hotels, educational /research institutions, IT
facilities and other similar facilities on this route.
- The Sarkhej-Gandhinagar Highway (popularly called S. G. road),
connecting Ahmadabad to Gandhinagar, is a major route for commerce and
public transport. This route is going through some major construction
processes, which saw hike in property prices in nearby locations.
- DLF, the real estate giant,has decided to construct an IT park near
Gandhinagar for which they have bought a land.
- Raheja Group will also develop another IT park near Gandhinagar with
an investment of about Rs. 3,000 million.
- The progressive scenario of real estate in Gandhinagar has allured
some other real estate biggies. Emmar group is one of them. They are
talking to the state government to open an IT park.
- AVS Developers has decided to build a residential complex at Koba,
Gandhinagar.
SEZ Development
Planning of some SEZs development are also under progress.
- Adani Infotech is also planning to set up an IT SEZ covering an area
of 50 acres. It will require an investment of Rs. 4,000 million.
- Ganesh Housing has also decided to develop an IT SEZ for which they
have identified an area of 120 acres in Gandhinagar.
- Kalika Construction will invest Rs. 3,500 million for the development
of an IT SEZ near Gandhinagar.
Educational Hub of Gujarat
Gujarat government has decided to establish a knowledge corridor in
Gandhinagar. As a result of it, the recent years have seen the establishment
of some big institutes. These institutes are renowned names in their
respective fields. The development of these institutes required large amount
of spaces and it helped increase the prices of real estate properties at
nearby locations of Gandhinagar. Some major institutes which are already
