
Durgapur
is a well known city located 160 kms North of Kolkata. It is the third
largest city of West-Bengal, recognized as a major industrial township of
the state. The city is also popular for its steel plants and other heavy
industries. It is the home of the largest steel plants of the state and also
alloy steel plant of Sail. Besides it, there are a number of other
industries like power plants, chemical, engineering, and metallurgical
units. The large scale industrialization and increasing population are
attracting a number of residential and commercial projects being completed
by local developers and builders.
Real Estate Scenario
The public-private partnership model that has been put in place by the West
Bengal Government has changed the scenario of real estate in the city. This
has helped unveil huge amount of urban land whose development would not have
been possible on account of urban land ceiling laws. The real estate sector
has also attracted large foreign and domestic players and venture
capitalists. The real estate developers are enjoying a good time and things
are getting better by the day. The growing demand for residential and
commercial spaces and space requirements for sectors such as retail,
education, hospitality, and medical are very good sign for the realty
investors.
Commercial Real Estate
The commercial real sector is rising in Durgapur as a number of projects
are being carried out in the city from past some years. The retail sector
has just started to emerge. A number of shopping malls, retail outlets, and
commercial complexes are in the pipeline and are about to finish soon. The
retailers are searching options for opening their outlets in local market.
Due to these entire processes the land prices have seen a significant surge
in recent times in Durgapur.
- A mega project, the SPS Synergy Knowledge and Health City, is being
planned to come up shortly in Durgapur. It will comprise of a 500 bed
hospital cum private medical college, nursing college, dental college,
pharmacy college, and paramedical college. The project will also include
a Medicare center, super specialty clinics, international school, media
and management college, technology colleges and indoor sports complex.
It will need Rs. 600 crore in a span of 7 years. The project will create
employment for 10,000 people.
- A shopping mall is going to be developed by Bengal Shrachi Housing
Development in Durgapur.
- Pantaloons is searching for good options in the city to open their
stores.
- The Panoramic group will develop a 150-room hotel in Durgapur, on 2.5
acres of land.
- As a part of the policy of making the state an IT hub, the West
Bengal's Government set up Durgapur Software Technology Park in 2005 in
Bidhannagar.
Residential Real Estate
The residential real estate of the city is also making a mark as a number
of housing projects are in pipeline and many more are ready to start. The
heavy industrialization and commercialization of the city has created huge
demand for the residential sector. Several housing projects are developed by
the private builders in association with the Asansol Durgapur development
authority.
- Urvashi, a mega township project, is being developed by Ambuja group
in association with the Durgapur Asansol Development Authority. It is
spread over 94 acres north of City Center. This project will be able to
fulfill the need of Durgapur's residents for quality housing.
- Shrishtinagar is another such housing project, spread over 90 acres
in Kalyanpur, being developed by the joint association of Bengal
Shrishti and Asansol-Durgapur Development Authority. This project is
designed by SembCorp Infrastructure of Singapore. It provides the local
residents a good option for residential apartments, independent houses,
commercial spaces and entertainment zones.
